Not all real estate transactions are the same, nor should listing programs. Carmen & "Ski" offer a variety of programs designed to fit those transactions in which there may be special needs.

• Pre-Foreclosures:
  Not all Realtors® understand the intricacies of marketing and handling a home under foreclosure. Carmen & "Ski" have extensive experience in the marketing and sale of homes that are pending foreclosure from lenders. There is no need to loose your home. We can assist you in the following areas. 
  • Request to obtain more time from your lender, delaying foreclosure in order to sell the home. 
  • Have one of our Attorney's represent you at a minimal cost
  • Help you  negotiate a "short sale" with your lender. (A short sale is when a lender authorizes the sale of a home where they accept less than the full amount owed.) 
  • Market your home to give it the maximum amount of exposure and shortest time on the market.  

• REO-Lender Services:
  From the initial BPO to contract closing we can assist the lender in successfully mitigating  and liquidating the subject property. 

• Sell/Buy discount programs:
  If you are buying a home after a selling your current one we offer discounted listing and   cash back credits if we represent you on both the listing of your current home and purchase of your new home. 

• Private, Military & Corporate Relocations:
  • Moving to South Florida? If so let us assist you in obtaining a discounted listing on your home no matter where it is in the United States and some parts of Europe, South/Central America and Canada. 
  • Relocating out of South Florida: We can assist you by putting you in contact with a top producing real estate agent no matter where your destination is in the United States along with some parts of Europe, South/Central America and Canada. Purchase a home from them and receive a "cash back" credit at closing. Some restrictions may apply depending on local or state laws. 

   

• Low Equity Position Sales:
  Not everyone has a strong equity position in their home when they sell. Carmen & "Ski" have discounted listing programs designed to save you money.

• Estate, Divorce or Court ordered sales:
  Special circumstances exist with sales associated with Estates, Divorces or Court ordered sale. Carmen & "Ski" recognize your needs and treat these transactions with the utmost privacy. We can establish a fiduciary relationship with you the court trustee or executor of the estate. 

• IRS section 1031:
  As an Investor or owner of an investment property which is subject to tax liabilities we can assist you with a smooth transition of property holdings within the necessary time frame required in order to comply with IRS rules regarding such transactions.
