The market todayRecently we just closed the $770,000 Hanover. We have three other homes under contract over past two weeks. Market is getting much stronger. If you are thinking of selling give me a call. Don't underprice your home in this market.

Feb 2012: Inventory is low, expect pricing to remain stable and perhaps increase bit. Have buyers for Hanover or Gramercy also need a clean Cambridge
Dec 2012: Looking for either Hanover or Gramercy on dry lot.
Nov 2012: Inventory is forcing pricing up a bit
July 2011: We have been getting good activity on the Hanover we have listed on 42nd Street for $819,000!. It is a unique home with addition and expect to see it sold within next 30 days.
June 2011: Our $770K Hanover should be yet another record sale for 2011. There are strong buyers out there for the right home, call Ski if interested in selling.

January 2011: 14 homes sold in 2010. We had the three highest priced sales. The Anghel residence on SW 42nd street was by far the best sale Imagination Farms has ever seen in a very long time. We are proud to have helped find the buyer.
Sept 2010: As you can see home sale in July surged, we had some excellent sales.
July 2010. Expect a busy month based on the buyers we are seeing out there. Expect home prices to surge a bit due to lack of good inventory.

I put this Astor under contract around November of 2009. The closing was purposely put off between the Buyer and Seller due to the Holidays. What we have seen however is renewed activity in the past 2 weeks after a drop off of showings in February. The market right now is heavy with Hanover & Gramercy models and would love to have some Dover, Cambridge or Astor models as we have several buyers waiting.

I started to generate a lot of activity on our listings with several offers received within the past week on two of our Hanover Models and one Gramercy. We also are expecting an offer on a Cambridge model which we just put on the market last week. This week we ran across 4 buyers who are very serious about buying in Imag.Farms this week, two are relocations, one local and the other one of our own Miami Dolphin Players.
As of today there are four homes under contract waiting to close in Imagination Farms, these are not all our listing, but everything on the market as we want to keep everyone abreast of the entire scenario.
1. Gramercy model in phase 1 listed at $689,000. Has pool & water. Went to contract 4/21/10 with expected closing of 06/13/2010.
2. Cambridge model phase1, listed at $499,000 with pool & water, this is short sale. Contract date is 4/19/2010 with expected closing date of 6/25/2010.
3. Gramercy model, phase 4. listed at $699,000. Has pool & water and is a short sale. Contract date was 11/14/2009 with expected closing date of 3/14/10, this has already past
4. Cambridge model phase 3, listed at $505,000 with pool & water. This also is a short sale. Contract date is 11/12/2009 with expected closing date of 01/12/2010, this has already past.
